THE AUCTION PROCESS

EXCLUSIVELY AVAILABLE ONLY THROUGH FIRST TEAM REAL ESTATE
Preview the home during the Open Houses on Wednesday’s from 3:30 – 5:00 p.m. and on Saturday’s from 10:30 a.m. to 12:00 noon.

Pre-Auction offers are welcome and will be presented to the seller for consideration.  If the seller deems the offer acceptable, the auction will be canceled immediately and escrow will open.

You can "Contact Us" at info@premierhomeauctions.net for an Auction Registration Form or anything else you might need. You can also fill out an Auction Registration Form at any open house you might attend. By contacting us or filling out an Auction Registration form, you will receive a copy of the General Terms of Auction Sale Agreement (sample only), California Association of Realtors Seller's disclosures, Purchase Agreement (sample only) and Supplemental Buyer's Disclosures, HOA documents, CC&R's, Natural Zone Disclosure Report, Preliminary Title Report, for any property via email prior to the auction for your review so that you become familiar and comfortable with the property.

All qualified bidders must be pre-approved in advance by our preferred lender, Bankers Funding.  For the name of the Bankers Funding Representative assigned to the property you are interested in, please contact us at info@premierhomeauctions.net.   All bidders must have a letter of pre-approval on file with us prior to the auction or bring one that day when registering.

Title will be through Western Resource Title.  If the buyer would like to use a different title company, they may do so and at their own cost.

Escrow will be through Hallmark or Coast Cities Escrow.

The auction will be held on-site at the property being auctioned. All bidders must officially register on auction day.  Registration begins one hour in advance of the auction at the property.

Our auctions are "reserve" auctions thus the seller reserves the right not to sell the property unless their reserve price is met - only the seller and the listing agent know the reserve price and this is not disclosed to the public at any time.
 
The home will be sold "subject to seller confirmation" that the reserve price has been met.  The seller also reserves the right to pull the home from the auction at any point in time and for any reason prior to the auction by public or private notice.

On the day of the auction, all bidders will be required to sign a General Terms of Auction Sale Agreement prior to receiving their bidder paddle thus assuring they are agreeing to all of the terms of the auction sale which are included in this document.

Bidders may at their own expense complete all physical inspections, termite inspections, appraisal, and have satisfied all questions and concerns by reviewing all documentation prior to the Auction. All pre-auction inspections shall be conducted during Open Houses on Wednesdays from 3:30 p.m. -5:00 p.m. and Saturdays from 10:30 a.m. - 12:00 noon unless special arrangements have been made with the listing agent in advance.

All contingencies must be removed by the winning bidder/buyer when officially registering the day of the auction and prior to receiving a bidder paddle the day of the auction with the exception of the appraisal contingency if the buyer is financing the property.

On auction day, the winning bidder/buyer shall fully execute a Purchase Agreement, all Supplemental Buyer's Disclosures, Seller's Disclosures, and will receive a hard copy packet of everything they have signed to take with them upon completion and signing of all of the documents.

On auction day, the winning bidder/buyer will be required to write a personal check in the amount of 3% of the purchase price as a security deposit for the property.

The seller will purchase a home warranty valued up to $750 for the successful buyer at close of escrow.

The winning bidder/buyer must close escrow within 40 days of the Purchase Agreement acceptance date.
