It’s an efficient, highly effective process that helps sellers with equity realize fair market value for their homes in a short amount of time, generates a competitive base of buyers, and introduces an exciting and fun auction element to simplify the purchase process for buyers.
An alternative to a conventional home sale, the accelerated 30-day Accelerated Marketing Program and auction prepares everything in advance of the sale. The seller conducts inspections, and then prepares all the necessary disclosures along with their listing agent, including a title search, zone disclosures, CC&Rs and Home Owners Association documents are all provided to potential buyers to review before they make their offer prior to the auction or on auction day so there are no surprises and no haggling.
The process places the control in the hands of the buyer and seller, not the agents. Buyers are completely familiar with the property prior to submitting their offer before or at the auction, and sellers are protected because Premier Home Auctions partners with them to determine a private reserve price, the minimum amount that the seller will accept for their home. They then set a minimum opening bid and implement a multi-layered marketing campaign designed to attract a comprehensive buyer base.
The home is marketed with full-color newspaper ads, e-informational flyers sent to an extensive network of agents, postcards mailed to potential buyers, and agressive lead follow-up campaign from Premier Home Auctions and the preferred lender assigned to the project. This intensive marketing effort enables the listing agent to truly focus on selling the home, dedicating more time to identifying and following up with qualified, motivated buyers. During this time, potential buyers are pre-approved, and are then allowed to preview the home with limited open houses held two days a week at one and a half hours each, with no lockboxes and no need for the seller to be ready to show at a moment’s notice.
If a pre-auction offer has not been accepted by the seller, when auction day arrives, buyers register at the event and receive their paddles. The auction environment is exhilarating and efficient, with buyers engaging in competitive bidding, and the seller enjoying the activity surrounding their house. Because of the undisclosed reserve price, the seller is assured that if they don’t get the value they desire for their home, they don’t have to sell. If the reserve price is not met, buyers will have an opportunity to revise their offers. It’s truly a win-win situation for all parties involved.
